Think of buying a used house like buying a used car. The first used car I bought looked great, had a custom paint job, and smelled like a tropical breeze. I had the car a week before I noticed that it had an oil leak. I was dumping several quarts of oil into the car each week. I took the car to a mechanic and he told me that he couldn’t fix the part because the previous auto tech had ruined the access tabs to the part. I couldn’t afford to put extensive work into the vehicle and the issue was really starting to eat into my valuable time, so I purchased a new car.
The second used car that I bought was stored in a garage and doted on by the first (and original) owner. He was reluctant to sell the car but had knee problems and didn’t see himself being able to drive a manual car any longer. When I test-drove the car, he encouraged me to look around inside. He told me about the known issues with the vehicle and gave me a log of any maintenance or repairs that had ever been done on the car. This ended up being a great vehicle that never gave me any trouble.
You won’t always be able to know for sure what the history of a home might be. You might luck out like I did by getting a previous owner that took excellent care of the home, but it’s unfortunately rare. Homes need regular maintenance and sometimes (especially in Oklahoma) they need repair. If the maintenance has been neglected and the repairs made weren’t quality, you may have unforeseen problems on your hand that will cost you more later when you aren’t expecting them.
