Before you purchase your land you’ll want to do some research to make sure that it’s a great investment. The last thing you want is to buy a plot only to find out that your well has dried up or you can’t get high speed internet in your area.

CONSIDER HIRING A PROFESSIONAL TO DO A FEASIBILITY STUDY

You’ll know exactly what you’re getting yourself into before you pull the trigger on purchasing a plot of land. You’ll want to talk to the neighbors to determine what kind of sewage, water, electricity, internet and garbage removal services they have at their disposal. CONSIDER THE AVAILABILITY OF UTILITIES
Some places aren’t able to be developed due to water limitations. Make sure that the area you are building in will have utilities available such as water, electricity, natural gas, internet, waste removal, telephone and sewage.
Some locations aren’t able to hook into high speed internet. If you don’t use the internet much that may not be a problem for you but if you are someone who needs fast internet to work and entertain, this will cause an issue. If you are using a well, you may want to ask around to see if your neighbors have had any issues with their wells drying up or needing to be relocated.
Can the electric company get to your plot to connect electricity? Will they pay for this service or will this come out of your pocket? Look into each service that you’ll need and do your research.
CONSIDER PROPERTY LINES AND ZONING RESTRICTIONS
Obtain and keep a copy of a preliminary title report. This will provide a history on the property as well as contain any restrictions, covenants, rights (such as mineral, water, oil, etc.) that may impact how or if you can build on the land.
Make sure you understand property rights which will detail how close to the edge of the property you can build. Take a look at what kind of vegetation exists on the land and make sure that you’ll be comfortable maintaining the property.
Check to see if there are any height restrictions in your area before you build. If you’re on a vista, you may not be able to build a tall, three story home on the land.
CONSIDER THE NEIGHBORHOOD
As always, make sure you research the neighborhood and take time to meet your neighbors before you commit to a property. You’ll want to make sure that you are living next to people who you’ll love being neighbors with. Check the school district if you have or are planning to have children. Make sure you are comfortable with how close (or far) you are to your church, park, school, and your place of work.
CONSIDER LOCAL VARIANCES AND MORATORIUMS
Make sure to check for local legal variances and barriers. Some cities and townships have building moratoriums and regulations on how you may build within their jurisdiction. Make sure you understand all of these variances before moving forward with your building so you don’t have unexpected red tape to hop through.
