What Is Subdivision Development?

A developer may want a subdivision if they are looking to construct multiple homes on a large plot of land. A private landowner may also request subdivision development if they are looking to sell parcels of land from a large lot. 

In this article we will discuss the processes involved in subdivision development and how we can help with this process.

WHAT IS A PLAT IN SUBDIVISION DEVELOPMENT?

Subdivision Platting is dividing a large piece of land into smaller lots. 

A “plat” is a legally approved and recorded drawing which shows the layout of the land and its boundaries, including any underground utilities and access points.

Now that we have the terminology down, let’s dive into the steps that are taken in developing a subdivision. 

STEP 1: SURVEYING THE LAND 

First, we take a look at existing documents that pertain to the land. Next, we send our survey team to get more exact information regarding the land’s current layout, utilities, and corners. The land surveyors will work closely with the CAD (Computer-Aided Design) specialists to draft plat drawings and subterranean drawings. 

STEP 2: DRAFTING THE PLAT DRAWINGS 

We will use the information obtained from the Registered Land Surveyor to draw up the preliminary Plat Exhibit. The engineer will also take information from the initial survey to draft preliminary construction plans. The preliminary construction plans will address the infrastructure to include roads, storm water drainage plans, grading, utilities and more. 

STEP 3: CITY AND COUNTY REVIEWS AND REVISIONS

Once the preliminary plat exhibit and construction engineering plans are ready, they are submitted to the city Planning and Zoning department for revisions, notes, and feedback. Once approved by the city, they must also be approved by the county and then by the city council.

STEP 4: FINAL PLAT AND ENGINEERING PLANS

After revisions are made, the final plats and engineering plans are created then signed by the Land Surveyor and submitted for final approval. 

Once approval by all three governing entities, the professional engineer will also sign the construction plans.

After plans are approved, the developer may begin to take bids from contractors.
